The following sets out the terms and conditions on which your Booking at Easton View will operate.

- General
These terms and conditions (the “Booking Contract”) shall bind the property owners (Jeremy & Anna Wilson) (“we”, “us” and “our”) and the holidaymaker(s) (“you” and “your”) who book Easton View (the “Property”). Each such booking is referred to in the Booking Contract as a “Booking”. References to “you” or “your” are references to the person making the booking and all members of the holiday party.
Any Booking is subject to the Booking Contract. This Booking Contract contains the entire agreement between us and you and forms the basis of your agreement with us so please read it carefully. Nothing in this Booking Contract affects your usual statutory rights.
You should carefully check the details of your Booking and the following information before making any payment to us and inform us immediately of any errors or omissions.
By booking with us, you confirm that you agree to comply with and accept these booking conditions.
- Use
The Property is offered for the sole purpose of holiday lettings. You must have a principal home when making a booking and occupying the Property. The Property must never be occupied as your principal home. Accordingly, you agree and accept that you are not offered any rights to the accommodation other than the right to occupy the Property as holiday accommodation for the period of your booking. No booking of any kind is an ‘Assured Shorthold Tenancy’ or protected under the Protection from Eviction Act 1977.
- Paying for your Booking
Where you have only paid an Initial Deposit, you are required to send to us your payment for the balance of the Total Holiday Cost including the Damage Deposit not less than 28 days prior to the “Arrival Date” which is the date that your booking commences. If you fail to make the balance payment due to us in full and on time we shall be entitled to treat your Booking as cancelled by you and the Cancellation Policy (as defined below) shall apply.
- If you cancel or amend your Booking
If you need to cancel or amend your Booking you must write to us or email us as soon as possible.
A cancellation or amendment will not take effect until we receive confirmation from you. The cancellation policy described below (“Cancellation Policy”) applies to your Booking and we will refund any amounts due to you in accordance with the agreed Cancellation Policy.
- 43 days or more prior to your Arrival Date - We will reimburse any monies paid less a deduction of £50 to cover our administration time and costs,
- 29 and 42 days prior to your Arrival Date - We will retain an amount equivalent to your rental deposit.
- 14 and 28 days prior to your Arrival Date - We will reimburse your damage deposit and 25% of your total holiday cost.
- Less than 14 days prior to the commencement date of holiday - We will reimburse your damage deposit.
In the event that:-
- Any Balance required from you is not paid in accordance with the timeframes set out in the Booking Contract; or
- you do not arrive at the property within 24 hours of your arrival time without notifying us,
then we shall be entitled to treat your Booking as being cancelled by you and the Cancellation Policy shall apply.
- If we cancel or amend your Booking
We would not expect to have to make any changes to your Booking once it is agreed between you and us, but sometimes problems occur and we do have to make alterations or, very occasionally cancel Bookings.
If this does happen, we will contact you as soon as is reasonably practical and inform you of the cancellation or the change to your Booking. If we cancel your Booking, we will refund you any monies you have already paid to us. However, we will not be liable to refund you for any monies you may have paid to any third party in connection with your holiday (including, without limitation, fees for travel, entertainment, activities or insurance).
We have the right to cancel a booking where there are reasonable grounds to believe that (i) it is not legitimate; (ii) you are likely to breach these booking conditions; (iii) information supplied by you in relation to your booking is incorrect; or (iv) you have behaved in a vexatious, abusive or unlawful manner. If we cancel your booking in these circumstances, we will tell you in writing we will not have any legal or financial responsibility to you.
- Insurance
You agree to take all necessary steps to safeguard your personal property while at the Property. We do not carry insurance cover for damage or theft to the personal belongings of holidaymakers who have booked our property.
You are advised to consider the insurance requirements of each member of your party in respect of comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage); and take out required cover as appropriate.
- Pricing
Pricing is kept under review. Prices of unsold dates may be increased or decreased at any time. The price accepted by both you and us at the time of your booking is the price that you will pay.
- Arrival and Departure
You can arrive at the Property any time after the Arrival Time on the Arrival Date for your holiday and you must leave by the Departure Time on the Departure Date. Unless notified otherwise at a later date and in advance of your stay the relevant times are:-
Arrival Time 4.00 pm Departure 10.00 am
These are the times specified in our contract with our management company to allow adequate time for them to clean and service the Property between holidaymakers. Unfortunately therefore we are unable to amend these times to meet individual circumstances.
You will be provided with details of how to obtain the key to the Property in advance of your stay. You will be free to arrive at your discretion after the Arrival Time set out above.
- Configuration of the Property & Occupancy
You agree that the configuration of the Property as set out below meets the requirements of your party and that the number of persons staying at the Property is not to exceed more than 4.

Maximum seating is 4 adults
Dining Area
Dining Table & 5 Chairs
Maximum seating is 5 adults
As a condition of your booking we shall request that you confirm the makeup of your party including the name of each individual and the ages of any children, together with your home address and a contact telephone number. This information is required for security and health and safety purposes.
In the event that the makeup of your party changes prior to your Arrival Date we request to be informed. Should this change beyond our maximum occupancy or should the requested information not be provided then we reserve the right to cancel your booking.
You cannot allow more people to stay in the Property than expressly authorised, nor can you significantly change the makeup of the party during your stay in the Property, nor can you take your pet into the Property unless permitted by us in writing in advance. If you do so, we can refuse to hand over the Property to you or can require you to leave it. We will treat any of these circumstances as a cancellation of the Booking by you and we shall be under no obligation to refund you for any fees already paid to us in those circumstances.
You cannot arrange for visitors to the accommodation without our advance consent. You must not hold events such as parties, celebrations or meetings at the Property. If you do any of these things, we can refuse to hand over the Property to you, or can repossess it.
- Pets
Pets are not allowed with the exception of one small dog that has to be notified to us at the time of booking (or in advance of your stay). Any charges will be notified at the time of booking. Acceptance is subject to the following
- Your dog must be well behaved, and house trained.
- Your dog is permitted on the ground floor of the property only.
- Under no circumstances are dogs allowed to sleep in bedrooms.
- Dogs to be kept on a lead whilst on the Easton Meadows Development.
- Toileting is not allowed on the grassed and paved areas on the Easton Meadows Development.
- We ask that if your dog is allowed on any furniture that you cover the furniture.
- Dogs are not allowed to be left unattended either inside or outside the Property.
Please note that the garden area is not fenced.
- Parking
The Property has a dedicated parking space for 1 car in the central courtyard. A small number of overspill spaces are available, however these cannot be prebooked and there is no guarantee of availability.
- Linen & Towels
Linen will be provided by us for each bed; comprising of duvet, duvet cover, bedsheet, pillows and pillowcases. We will provide 4 pillows per double bed and one pillow per bunk.
In addition, we will provide 4 hand towels and 4 bath sheets.
We do not permit towels or linens to be taken from the property.
- Children
We are pleased to accept children at the Property, however, we do not provide cots or highchairs. We have a safety gate at the top of the stairs but not the bottom. The arrangement of the bedrooms does not in our opinion facilitate the use of a travel cot.
- Damage
We take a Damage Deposit as specified at the time of booking. This will be returned to you within 5 days of your Departure Date subject to no damage having occurred.
You agree not to cause any damage to the walls, doors, windows or any other part of the Property and agree to keep and leave the Property and the furnishings, including items such as kitchen equipment, crockery and glasses, tidy and in good condition.
You are responsible for all holidaymakers staying at the Property and the things they do (and do not do) even if you do not stay at the accommodation.
You are responsible for and agree to reimburse to the Owner and us all costs incurred by us as a result of any breakage or damage in or to the Property which is caused by you or any members of your party or any other persons invited into the Property by you.
We reserve to right to seek additional payment over and above the Damage Deposit amount.
We ask that the Property be left in a reasonably clean and tidy state on departure. We do not expect you to clean the property on departure however we would ask that it is left neat and tidy, with pots and cooking utensils having been washed and any rubbish removed to the blue bin by the entrance gates.
If additional cleaning is required, you will be liable for the cost of this cleaning.
- EV Charging
There are no EV Charging facilities at Easton Meadows. You agree that you will not seek to charge an Electrical Vehicle using the electricity supply at Easton View. This will constitute unreasonable use of the electricity supply.
- Utilities
Reasonable use of gas, electricity and water supplies is included in the cost you have paid for your holiday. We reserve the right to charge an additional fee should you make excessive or unreasonable use of these facilities.
A telephone is available in the property; however, this is for emergency use only by holidaymakers. Use of the telephone (except emergency use – calling us or emergency services) will be recharged to you at cost.
- General Obligations
You agree not to do anything that may be reasonably considered to cause a nuisance or annoyance to us or to any other occupier of adjoining or neighbouring properties and that you will reasonably comply with information set out in our Guest Information Manual located at the Property, or requests that we may reasonably make.
- Right of Entry
You agree to allow us or any representative of ours access to the Property at any reasonable time during your stay for the purpose of essential repairs, in an emergency or to ensure you are complying with this Booking Contract.
- No Smoking
Smoking is not permitted within the Property.
- Website & Other Marketing Portals
We aim to make sure that information provided about the Property and its facilities or services, is accurate and complete on the date given.
Descriptions are intended to present a general idea of the accommodation. Not all details of the relevant facilities can be included. Occasionally, some facilities or services may not be available or may be restricted. If this happens, we will tell you as soon as reasonably practical after we become aware.
- WiFi
WIFI is subject to availability and network conditions. It may not be available 24 hours a day and is provided for pleasure, not for business purposes.
- Complaints
Every effort has been made to ensure that you have an enjoyable and memorable holiday. If however, you have any cause for complaint it is important that remedial action is taken as soon as possible.
It is essential that you contact us if any problem arises so that it can be speedily resolved. It is often extremely difficult (and sometimes impossible) to resolve problems properly unless we are promptly notified. Discussion with us of any criticisms whilst you are in residence at the Property will usually enable any shortcomings to be rectified straightaway. In particular, complaints of a transient nature (for example, regarding preparation or heating of the Property) cannot possibly be investigated unless registered whilst you are in residence at the Property.
If any complaint cannot be resolved during your holiday, you must write to us or email us with full details within 7 days of the end of your Booking.
Relevant contacts to deal with complaints or issues arising will be provided to you in advance of you stay and will also be set out in the Guest Information Manual which will be available in the Property.
- Limit of Liability
Our maximum liability for losses you suffer as a result of us acting in breach of this Booking Contract is strictly limited to the monies received by us in relation to your Booking.
Your Booking is made as a consumer for the purpose of a holiday and you acknowledge that we will not be liable for any business losses howsoever suffered or incurred by you.
This does not exclude or limit in any way our liability for death or personal injury caused by our negligence or for fraudulent misrepresentation; or for any matter for which it would be illegal for us to exclude or limit, or attempt to exclude or limit, our liability.
- Law and Jurisdiction
This Booking Contract (including any non-contractual obligations arising under or in relation to this Booking Contract) between you and us is governed by the law of England and we both agree that any dispute, matter or other issue which arises between us will be exclusively dealt with by the Courts of England and Wales.
- Miscellaneous
You may not transfer your Booking or any rights and responsibilities under this Booking Contract to any other person, without our prior written consent.
We can end a stay after the keys have been handed over, if the unreasonable behaviour of anyone in your party (including anyone invited into the accommodation by you) is likely to spoil the enjoyment, comfort or health of other guests, residents, neighbours or members of staff or where you or any member of your party (or anyone invited into the accommodation by you) has broken or is likely to break any of these booking conditions or any other terms and conditions applicable to the accommodation which you have been told about.
If this happens, you will have to leave the accommodation immediately and no refund will be given. You may also be responsible for any costs the Owner incurs as a result of your behaviour
If at any time any part of this Booking Contract is held to be unenforceable for any reason under any applicable law, that part shall be deemed omitted and the enforceability of the remaining parts shall not in any way be affected by that omission.
This Booking Contract together with separate confirmation of the dates and price of your stay contains the entire agreement between us and you relating to the Booking and shall supersede any previous agreements, arrangements or discussions between you and us, whether oral or in writing.
No representation, undertaking or promise shall be taken to have been given or be implied from anything said or written in negotiations between you and us prior to receiving the confirmation email except as expressly stated in this Booking Contract.
In any event we will not be in breach of this Booking Contract, or otherwise liable for any failure or delay in performance, arising from any circumstances beyond our reasonable control including, without limitation, flood, fire, explosion or accident.
